Construction has broken ground at 1404 Willow Avenue, the site of an eight-story residential building in Hoboken, New Jersey. Designed by MVMK Architects in collaboration with Living Systems and developed by Advance Realty Investors, the structure will yield 52 rental units in studio to three-bedroom layouts with an average scope of 903 square feet, as well as 6,800 square feet of ground-floor retail space. Five of the units will be reserved for affordable housing. The project is part of Hoboken’s North End Redevelopment Plan and is located at the corner of Willow Avenue and 14th Street.

The renderings depict the structure clad primarily in red brick surrounding a grid of recessed floor-to-ceiling windows with black mullions. The chamfered southeastern corner is lined with a stack of balconies and features a contrasting light gray stone façade, which is also used for the ground floor and on sections of the eastern elevation. A black metal canopy is shown suspended from cables around the entirety of the structure’s first story, and the building culminates in a flat parapet with thick cornices and a one-story extension on the southwestern corner.

Amenities at 1404 Willow Avenue will include a fitness center, coworking space, a landscaped terrace, and a rooftop deck with barbecue grills, fire pits, and seating.

“The groundbreaking at 1404 Willow Avenue marks a significant milestone for Hoboken’s North End, introducing much-needed affordable housing units, sustainable infrastructure, and an improved streetscape to this evolving neighborhood,” said Mayor Ravi S. Bhalla. “This development incorporates resilient features such as green roofs and advanced stormwater management, along with on-site bicycle parking, enhanced lighting, and pedestrian-friendly spaces, all contributing to a more connected and environmentally conscious Hoboken.”

Transit nearby the development includes stops for a number of bus lines, as well as train stations serving New Jersey Transit’s Hudson-Bergen line.
