Permits have been filed for a four-story residential building at 88-37 54th Avenue in Elmhurst, Queens. Located between 53rd and 54th Avenues, the lot is near the Grand Avenue-Newtown subway station, served by the E, F, M, and R trains. Fen Lan of 88-37 Hong LLC is listed as the owner behind the applications.
The proposed 52-foot-tall development will yield 4,725 square feet designated for residential space. The building will have eight residences, most likely rentals based on the average unit scope of 675 square feet. The steel-based structure will also have a cellar, a 23-foot-long rear yard, and one enclosed parking space and one open parking space.
Alan Yang Architecture is listed as the architect of record.
Demolition permits were filed in early July for the two-story building on the site. An estimated completion date has not been announced.
