Construction has broken ground on the Brownsville Arts Center & Apartments, a nine-story residential building at 366 Rockaway Avenue in Brownsville, Brooklyn. Designed by Aufgang Architects and developed by the New York City Department of Housing Preservation and Development (HPD), Gilbane Development, Blue Sea Development, and Artspace Projects, Inc., the $254 million development will bring 283 affordable rental apartments to households earning between 30 and 70 percent of the area median income. Units will range from studios to three-bedrooms, with a portion reserved for formerly homeless individuals. The property is located between Pitkin and East New York Avenues.

The Brownsville Arts Center & Apartments will also include a 28,000-square-foot cultural arts center, anchored by a 3,440-square-foot multipurpose performance and rehearsal space for community groups. The project will deliver nearly 263,000 square feet of residential space in addition to the arts facility. Designed as an all-electric building, it will target Passive House, LEED Platinum, and other environmental certifications.

The rendering shows the structure with a largely monolithic massing with a setback spanning the entire eastern elevation at the sixth story. The façade will be composed of red brick surrounding a grid of recessed rectangular windows with black frames, while the upper four stories above the eastern setback will feature a contrasting white exterior. A landscaped plaza appears to be positioned at the northern end of the property.

Funding sources for the property include $88.1 million in city housing subsidies, $8.2 million in capital funding from the Department of Cultural Affairs, grants from NYSERDA and Empire State Development Corporation, as well as financing through tax credits and private lenders. The project is part of the city’s Brownsville Plan, which aims to deliver more than 2,500 affordable homes and neighborhood investments in culture, health, and public space.

The closest subways from the Brownsville Arts Center & Apartments are the L train at the Sutter Avenue station to the east and the 3 train at the Rockaway Avenue station to the south.

Construction is expected to finish by December 2027.

  4. It looks bland. More like a hospital. However beggars can’t be choosers. I guess the incomes will have to be $250,000 a year to live there.

  5. They need to put a supermarket on bottom floor like buildings that have been built in Bushwick. There is a building on Broadway, mini supermarket. Seriuosly
