New renderings have been revealed for Netflix’s studio campus on the border between Eatontown and Oceanport, New Jersey. Designed by Mancini Duffy, the multi-phase project will feature production-related facilities including mill space, studio backlots, dining areas, offices, and 12 soundstages totaling nearly 500,000 square feet. The complex will span almost 300 acres on the former site of the Fort Monmouth County defense post to the east of Route 35.

Demolition work on the military structures began on May 19 with work expected to conclude in early 2026. The Vail Hall Building will be preserved and converted into offices.

The first phase will be built on the eastern half of the complex in Oceanport and will feature four soundstages. Each would yield 22,000 square feet and stand about 70 feet tall.

The United States Army operated at the Fort Monmouth County defense post until it was decommissioned in 2011. The 5,000 civilian and military jobs were relocated to another army base in Maryland.
Netflix was one of four applicants that submitted proposals to purchase the property in March 2022. The contract specifies a $55 million payment for the parcel, including a $5 million utility contribution and $3 million office relocation fee paid to the Fort Monmouth Economic Revitalization Authority. The state of New Jersey granted Netflix $387 million in tax breaks from the New Jersey Economic Development Authority (NJEDA) on the condition that the Fort Monmouth studio campus remains in operation for at least the next ten years.
Netflix anticipates the project will create more than 3,500 construction-related jobs and generate more than 1,500 permanent production jobs once the studio opens. New Jersey Governor Murphy also remarked on the complex’s potential to spur the development of new local housing, hotels, and ancillary businesses in the surrounding area.
Construction on the upcoming production campus is estimated to cost $848 million. The first four studios are expected to break ground next year and be completed in 2027.
The Eatontown Planning Board approved the second phase on September 2. The western campus and its eight soundstages are expected to be finished around mid-2028.

What does this mean for Netflix Brooklyn Studios?
So much filming is now outside of New York City.
Production is a great source of well paying jobs.
Shame to see it go.
It didn’t go, because it didn’t exist before. Eatontown is less than an hour of reverse commuting and studios within the city limits are hugely expensive and difficult to get approved. Better an hour into Jersey than off shore.
That’s a LOT of asphalt.
