A development team has been selected for Hudson Mosaic, a new affordable housing and community project planned for 388 Hudson Street in Hudson Square, Manhattan. The project will transform an underutilized city-owned site into approximately 280 homes of 100 percent affordable housing alongside a full-scale public recreation center operated by NYC Parks. The property is located between West Houston and Clarkson Streets.
Designed by Herzog & de Meuron in collaboration with Curtis + Ginsberg Architects, Hudson Mosaic is being advanced by the New York City Department of Housing Preservation and Development (HPD) in partnership with NYC Parks and the Department of Environmental Protection (DEP). HPD has selected Camber Property Group, Services for the UnderServed (S:US), and Essence Development to lead the development following a RFP process for the site.
Hudson Mosaic represents the city’s first co-location of affordable housing with an NYC Parks recreation center. At least 15 percent of units will be reserved for formerly homeless New Yorkers, who will have access to on-site clinical and supportive services provided by S:US. Residential amenities will include a fitness room, outdoor terrace, playroom, laundry facilities, and a rooftop community lounge with Hudson River views. The development will meet Passive House standards, while the recreation center is targeting LEED Gold certification.
The development’s recreation facility will feature a six-lane indoor pool, a full-sized basketball court, indoor walking track, fitness areas, media lab, and flexible community rooms. It will also include permanent public art commissioned through the NYC Department of Cultural Affairs’ Percent for Art program.
The closest subway from the project site is the 1 train at Houston Street.

35 stories of red brick couldn’t be any more out of place in this neighborhood, but this building could be A LOT worse… and probably will be by the time it’s done. Rather than Hudson Mosaic, why not name it more appropriately The Sore Thumb, or is that too on the nose?

Hello. Long-time West Village resident here since 1988. Why doesn’t this article mention a single thing about the planned demolition of the Tony Diapolito Recreational Center directly across the street? That’s the whole reason this project is getting a new recreational center in the first place!! I’ll hate to see it come down and was against the demolition, but I understand how unsafe that building is. That’s why I never use the sidewalk in front of it in fear of a sudden collapse.
Dont forget about the Keith Haring murals by the outdoor pool. At least that artwork will be preserved
