Permits have been filed for a six-story mixed-use building at 1826 Ocean Parkway in Midwood, Brooklyn. Located between Avenue R and Avenue S, the interior lot is near the Avenue P subway station, served by the F train. Yusuf Bildirici of Ditmas OP LLC is listed as the owner behind the applications.

The proposed 70-foot-tall development will yield 40,036 square feet, with 39,636 square feet designated for residential space and 400 square feet for community facility space. The building will have 20 residences, most likely condos based on the average unit scope of 1,981 square feet. The steel-based structure will also have a cellar, 25 enclosed parking spaces, and a 30-foot-long rear yard.

Randolph Gerner of Gerner Knonick + Valcarcel Architecture is listed as the architect of record.

Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.
