Permits have been filed for a six-story residential building at 604 Flatbush Avenue in Prospect Lefferts Gardens, Brooklyn. Located between Chester Court and Beekman Place, the lot is near the Prospect Park subway station, served by the B, Q, and S trains. Hertzl Benyamini of BH is listed as the owner behind the applications.
The proposed 61-foot-tall development will yield 14,079 square feet designated for residential space. The building will have 22 residences, most likely rentals based on the average unit scope of 639 square feet. The steel-based structure will also have a cellar and a 35-foot-long rear yard.
Gladmore Mwandiambira of Baobab Architects is listed as the architect of record.
Demolition permits have not been filed yet for the three-story building on the site. An estimated completion date has not been announced.

So to clarify, the newly built three-story building on the site is being demolished and replaced with a six-story building? Or is it more likely it’s some sort of vertical expansion?
