282 4th Avenue in Gowanus, Brooklyn via NYC Housing Connect

The affordable housing lottery has launched for 282 4th Avenue, a 14-story residential building in Gowanus, Brooklyn. Developed by Bruklyn Builders and designed by ND Architecture and Input Creative Studio, the structure yields 48 residences. Available on NYC Housing Connect are 13 units for residents at 40 to 110 percent of the area median income (AMI), ranging in eligible income from $41,658 to $201,520.

Amenities include a dog park, sundeck, rooftop terrace, gym, bike storage lockers, shared laundry room, storage, elevator, and digital doorman. Residences are equipped with air conditioning, patios or balconies, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity, including stove and heat.

At 40 percent of the AMI, there are two one-bedrooms with a monthly rent of $1,051 for incomes ranging from $41,658 to $61,080; and five two-bedrooms with a monthly rent of $1,238 for incomes ranging from $49,989 to $73,280.

At 60 percent of the AMI, there are three one-bedrooms with a monthly rent of $1,658 for incomes ranging from $62,469 to $91,620.

At 110 percent of the AMI, there is one one-bedroom with a monthly rent of $3,177 for incomes ranging from $114,549 to $167,970; and two two-bedrooms with a monthly rent of $3,789 for incomes ranging from $137,452 to $201,520.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than June 23, 2026.
