Exterior work is progressing on The Morgan, an 18-story residential building at 38 East 35th Street in Murray Hill, Manhattan. Designed by INC Architecture & Design and developed by Continuum Company and Aksoy Holding, the 191-foot-tall structure will span 177,328 square feet and yield 137 condominium units. SLCE Architects is the architect of record for the property, which is located between Park and Madison Avenues.
The entire reinforced concrete superstructure was built since our last update in April 2025 when demolition was still unfolding on the low-rise structures occupying the site, including the Metropolitan Synagogue and the Community Church of New York. Crews are now in the process of installing the grid of floor-to-ceiling windows bronze-hued metal façade paneling on the main northern elevation.
The following shots give a better perspective of the details in the façade, which is composed of scalloped vertical columns and brushed metal spandrels.
The renderings in the main photo and below preview the upper setbacks topped with landscaped private terraces, and a communal terrace atop the roof will give residents views of the Empire State Building and surrounding neighborhood.
The first two stories are depicted with marble columns around the entrance and street frontage, which will be lined with raised planter beds.
Units will be available in studio to three-bedroom layouts, as well as a set of duplexes and penthouses. Many of the apartments will feature ceiling heights of over 13 feet, and each will come with white oak flooring, custom cabinetry, and fully integrated appliances. Corcoran New Development’s Noble Black and Nick Riback are handling sales and marketing.
Residential amenities are designed by Paul Duesing Partners. The offerings will span a full floor and will include a fitness center, yoga studio, spa with a sauna and steam room, coworking rooms, a private dining room, residents’ lounge, and “The Conservatory,” an event space with courtyard access. There will also be a 24-hour attended lobby, concierge, and on-site management.
The nearest subway from the ground-up development is the 6 train at the 33rd Street station to the south along Park Avenue.
The Morgan is expected to be completed in early 2027.
