Mass Development has secured $45 million in construction financing for 264-272 West 135th Street, an 11-story residential building in Harlem, Manhattan. Designed by BUILTD, the structure will yield 72 condominium units ranging from studios to three-bedroom layouts, with more than half of the residences featuring private balconies. The project will also include 12,000 square feet of retail space and a 15,000-square-foot community facility across the first two floors, plus a top-floor amenity suite. The property is located between Frederick Douglass Boulevard and Adam Clayton Powell Jr. Boulevard, roughly a block and a half east of St. Nicholas Park.
A released rendering for the project depicts the full West 135th Street elevation, composed as a pale gridded frame wrapped around a floor-to-ceiling fenestration. Recessed balconies with glass railings sit behind the frame on most floors, while the two-story base is articulated with taller retail bays and a separate residential entrance. Setbacks on the upper floors create planted terraces, and the building culminates in an open pergola crown.

Residential amenities will occupy the top floor, including a fitness center, garden, resident lounge, spa, and children’s playroom. A movie room, storage, and additional lounge space will be located on the ground floor.
Mass Development acquired the assemblage in June 2025. The site’s two low-rise buildings previously housed a pizza shop, an Ethiopian restaurant, a deli, a laundromat, and a former church owned by the Faithful Workers Christ of God. Demolition permits for the church were filed early last year. Completion is slated for summer 2028.
