Permits have been filed for a ten-story mixed-use building at 86 University Place in Greenwich Village, Manhattan. Located between East 11th Street and East 12th Street, the lot is just south of the Union Square subway station, served by the 4, 5, 6, L, N, Q, R, and W trains. David Switzer of 27E20 LLC is listed as the owner behind the applications.
The proposed 193-foot-tall development will yield 16,806 square feet, with 15,213 square feet designated for residential space and 1,593 square feet for commercial space. The building will have seven residences, most likely condos based on the average unit scope of 2,173 square feet. The concrete-based structure will also have a cellar.
Brian Ripel of Combined Architecture DPC is listed as the architect of record.
Demolition permits were filed in August for the five-story building on the site. An estimated completion date has not been announced.
