The developer of two other Flushing megaprojects is planning a third 13-story apartment tower on the site of Flushing Mall, which shuttered in January after 15 years as one of the neighborhood’s busiest food courts and commercial hubs.
Plans for the first two buildings in this development—a four-building complex known as Two Fulton Square—were filed in September and March. Developer F&T Group, who are wrapping up construction on One Fulton Square a block away, hope to build this project in two separate phases. The first phase would be a 220-unit condo building and a second tower with 150,000 square feet of office and retail space. The second phase includes 200 condos, 200,000 square feet of commercial space, and a 240-key hotel.
Now, Marguilies Hoelzli Architecture filed a new building application for a 123-foot-tall building at 37-09 College Point Boulevard, which will rise at the corner of 37th Avenue on a highway-like, industrial stretch of road near Flushing Creek. Its 170 apartments will be divided across 142,169 square feet of residential space, for an average unit sized at 836 square feet.
The ground floor will house 10,516 square feet of retail, split between six storefronts. Apartments will be stacked on top, ranging from six to 15 apartments per story. Amenities, including a lounge, game room, gym and laundry, will take up about half of the second floor. While this building doesn’t have parking, a separate application was filed in March for a 377-space parking garage at the project’s main address, 133-15 39th Avenue.
Two Fulton Square will occupy close to a full block bounded by College Point Boulevard, 37th Avenue, 39th Avenue and Prince Street. F&T Group cobbled together four tax lots spanning 142,000 square feet in order to acquire enough development rights for this project.
F&T is also one of three developers working on the gigantic Flushing Commons complex, which will bring retail, office space, condos, public space and a YMCA to a five-acre parking lot in downtown Flushing.
