Construction is underway at 2 Renwick Street, which actually contains two properties, at 503 Canal Street and 231 Hudson Street. The projects are being developed concurrently, and the architect is Gene Kaufman – though no plans have yet been revealed. Curbed previously reported the site’s brownfield status, and the fact that contamination was so bad that the developer – Sam Chang – had decided to forego any basement excavation, in favor of paving over the polluted ground.
The two buildings are already rising, though they will not be prominent. DOB permits indicate that both structures will stand nine floors, though they will be of slightly different sizes; 231 Hudson will hold 129 rooms, while 503 Canal will have 96 rooms.
The combined lot of 2 Renwick Street is awkwardly shaped, explaining the separate permits; the site has frontage on Renwick, Canal, and Hudson Street, but is missing the southeastern parcel on the corner of Canal and Hudson. That hasn’t stopped construction from progressing, and the development has now risen to its third floor. Despite the lack of details, the site’s current and recent history are not promising for its future, and any bright hopes for the design are likely to be dashed – luckily it is rising adjacent to Canal Street, which isn’t the most desirable thoroughfare.
