It looks like another supertall will rise in Lower Manhattan. Plans for a 77-story, 600-unit mixed-use tower at 235-247 Cherry Street, on the southern end of the Lower East Side, have surfaced in City Planning documents obtained by Bowery Boogie. The schematic diagram indicates the tower’s roof level will clock in at 983 feet and 8 inches, which would be categorized as a supertall by the Council on Tall Buildings and Urban Habitat (CTBUH). A parapet enclosing the building’s bulkhead and mechanical equipment would boost the final height even further, possibly past the 1,000-foot mark. JDS Development Group is seeking minor zoning changes to build the tower. Details and renderings of the cantilevering project were first revealed in the spring. At the time, it was learned that the tower would include 150 affordable units, 10,000 square feet of retail, and a 4,600-square-foot senior center. The adjacent 10-story Two Bridges Senior Apartments would also see a renovation. SHoP Architects is behind the design, and Two Bridges Neighborhood Council and Settlement Housing Fund are the property owners. A single-story commercial building will have to be demolished. Construction is not expected to begin until at least 2018.
One of the greatest single engineering challenges currently under construction in New York City has risen above ground. That project is the supertall mixed-use residential tower 111 West 57th Street, located just west of Sixth Avenue in Midtown, and we can see the construction progress on the Billionaires’ Row building thanks to several photos posted by YIMBY Forums users.
Back in December of 2015, updated renderings were revealed of the 11-story, 44-unit mixed-use building under development at 613 Baltic Street, in northern Park Slope, located six blocks south of the Atlantic Avenue-Barclays Center stop on the D/N/R trains. Now, construction is underway on the fifth floor of the structure, as seen in a photo by our friend Tectonic. The structure, dubbed the Baltic, will encompass 83,154 square feet, and will include 3,157 and 2,163 square feet of retail and community facility space, respectively, on the ground floor. The residential units will be condominiums, averaging 1,339 square feet apiece, and two- and three-bedroom apartments are currently on the market. Amenities include a fitness center, landscaped gardens and terraces, a roof deck featuring lounges, grills, and dining areas, a movie theater, storage for 22 bikes, and a 10-car garage in the cellar. JDS Development Group is the developer and VOA Architecture is behind the design. Completion is expected in 2017.

Now, it has been revealed that JDS Development Group is planning to build a 77-story, roughly 600-unit mixed-use building, The Lo-Down reports. The rental apartments should come in studio, one-, and two-bedroom configurations, with roughly 150 of the units permanently renting at below-market rates. There would also be 10,000 square feet of retail and a 4,600-square-foot senior community center in the tower. SHoP Architects will design the 900-foot-tall tower, which will be clad in terra-cotta and glass.
The developer and architect behind one of the most striking new developments in New York City showed off its signature feature on Wednesday. They also revealed its new name. 626 First Avenue, a product of JDS Development and SHoP Architects located at East 36th Street in what you would have to call Murray Hill, will hence forth be known as the American Copper Buildings.
