90 Sands Street Affordable Housing Tower Opens in DUMBO, Brooklyn

Work is complete on 90 Sands Street, a 30-story residential tower in DUMBO, Brooklyn. Designed by Beyer Blinder Belle and developed by Breaking Ground, the project involved the redevelopment of the former Jehovah’s Witness Hotel and yields 491 units with a portion devoted to deeply affordable housing and supportive housing for the formerly homeless, as well as a 28,000-square-foot community facility and commercial space spanning the first and second floors and a public plaza at the corner of Sands and Jay Streets.

425 Grand Concourse Completes Construction in Mott Haven, The Bronx

Construction is complete on 425 Grand Concourse, a 26-story mixed-use building in Mott Haven, The Bronx and one of the largest Passive House structures in the city. Designed by Dattner Architects and developed by Trinity Financial and MBD Community Housing Corporation, the 310,000-square-foot project yields 277 residential units, with 248 units for residents earning 30 to 130 percent of the area median income, as well as a supermarket, a community health center, a cultural center, and a 30,000-square-foot educational facility for CUNY’s Hostos Community College. Monadnock Construction served as the general contractor for the development, which is located between Grand Concourse to the east, East 144th Street to the south, Walton Avenue to the west, and Evelina Antonetty Playground and Hostos Community College to the immediate north.

Phipps Houses Secures $217 Million Financing for Phase 1 of Atlantic Chestnut Development in East New York, Brooklyn

Non-profit housing developer Phipps Houses closed on $217 million in construction financing for the first phase of Atlantic Chestnut, a massive three-phase development in Brooklyn. When completed, Atlantic Chestnut will bring 1,200 affordable housing units to the East New York neighborhood under the 2016 East New York Rezoning. With Dattner Architects handling design, the Atlantic Chestnut development will consist of three mid-rise apartment buildings featuring affordable apartments, 60,000 square feet of commercial and community facility space, attended parking for 200 cars, and residential amenities comprising of a gym, children’s playroom, a lounge, a party room, and landscaped courtyards and roof deck. The project is being built by Monadnock Construction.
