Barrett Design and Development has already made its mark on Boerum Hill with a boutique condo project at 440 Atlantic Avenue. Now they’ve filed new building applications for another upscale development just a few blocks south at 2 St Marks Place, on the corner of Third Avenue.
YIMBY revealed the seven-story, 30-unit mixed-use building planned at 472 Atlantic Avenue (aka 465 Pacific Street) in Boerum Hill, late last year, and now developers Avery Hall Investments and ARIA Development Group have landed a $34.2 million construction loan, according to Crain’s. The team broke ground on the 85,000 square-foot condo project this week, which will include 15,000 square feet of ground-floor retail space, and completion is expected in early 2017. Morris Adjmi is the architect of record.
Just like Brooklyn’s other trendy industrial zones in Bushwick and Williamsburg, the M-1 zone around the Gowanus Canal has become a breeding ground for boutique hotels. The developer of the nearby Union Hotel filed plans last year for a second hotel at 489 Baltic Street, on the border between Gowanus and Boerum Hill. Now YIMBY has renderings for the four-story project between Bond and Nevins Streets.
Single room occupancy hotels, or SROs, are a sad remnant of New York City’s past, and in expensive Brooklyn neighborhoods, SRO status can create significant roadblocks for homeowners who want to buy and renovate a building. But one homeowner has gotten all her paperwork in order and filed plans to convert an SRO at 82 Dean Street in Boerum Hill into a large single-family home.
