Pearl House, City’s Largest Office-to-Residential Conversion, More Than Half Fully Leased

After opening its doors in late 2023, Pearl House has officially surpassed 50 percent leased. Located at 160 Water Street in the Financial District, the city’s largest office-to-residential conversion to date, yield 24 stories with 588 units and 30,000 square feet of amenities. Pearl House is designed by Gensler and developed by Vanbarton Group, a real estate development, investment, and advisory firm, with Compass Development Marketing Group handling leasing. Pricing for available units starts at $3,909 a month.

One Wall Street recently revealed new residences and pricing in the Financial District’s most luxurious Art Deco skyscraper. The residential development is offering four percent commission, sponsor-paid transfer taxes and common charges for a limited time. Developed by Macklowe Properties, the 564-foot-tall tower is the largest office-to-residential conversion in the city with 566 prime residences, 100,000 square feet of amenities, and a Whole Foods and Lifetime Fitness health club in the base of the building.

Designed by Gensler and developed by Vanbarton Group, the project involves the addition of three floors atop the parapet of the 24-story structure and the conversion of its 525,000 square feet of office space to yield 588 rental units in studio to two-bedroom layouts, as well as a suite of amenities. Compass Development Marketing Group is the exclusive leasing and marketing partner for the property, which is bound by Pearl, Water, and Fletcher Streets.

7 Platt Street Continues to Ascend in Financial District, Manhattan

Vertical progress is continuing at 7 Platt Street, a 37-story mixed-use building in the Financial District of Lower Manhattan. Designed by Hill West Architects and developed by The Moinian Group, the 464-foot-tall structure will span 267,760 square feet and yield 250 rental apartments with interiors by Fogarty Finger, as well as 43,740 square feet of retail space on the first five stories and 34 below-grade parking spaces. Fogarty Finger is in charge is the residential interiors, Rockwell Group is the hotel interior designer, and AECOM Tishman is the general contractor for the property, which is alternately addressed as 110 John Street and located on an interior lot bound by John Street to the north and Platt Street to the south.
