YIMBY’s 2023 Construction Report Reveals 60 Percent Rise in Filings Over Previous Year

According to the cumulative data for permit filings for new construction in New York City in 2022, the Big Apple’s construction scene has some rather positive numbers to report. The data from the Department of Buildings shows that, over the course of the year, the city’s developers filed for a total of 3,225 new buildings, a 60 percent increase over last year’s tally of 2,017 permits. The total volume of new filed-for floor space also rose from 53 million square feet in 2021 to 66 million square feet in 2022. The combined volume of new residential and hotel unit filings increased from 45,019 in 2021 to 49,965 in 2022, and the full report in Excel format is available with a subscription to YIMBY’s Building Wire.

Construction Wraps on 44 Union Square’s Renovation and Expansion in Union Square

Construction is complete on the expansion and restoration of the former Tammany Hall headquarters at 44 Union Square. The multi-story addition and interior renovations were designed by BKSK Architects and developed by Reading International (RDI) with Edifice Real Estate Partners as the owner’s representative. The project features a prominent geometric space-frame dome atop the 90-year-old structure. CNY Group was in charge of construction for the Union Square site, which sits at the corner of East 17th Street and Park Avenue South. Reading International purchased the historic edifice 18 years ago and received a $57.5 million loan secured by Bank OZK and Fisher Brothers from Lionheart Strategic Management, LLC, an affiliate of Fisher Brothers.

Rose Hill’s Curtain Wall Continues to Rise at 30 East 29th Street in NoMad

Work is moving along on Rose Hill, where the majority of the curtain wall has been installed on the northern elevation of the NoMad residential skyscraper. Only the upper floors, crown, and ground floor have yet to be enclosed in the tower’s signature Art Deco-inspired finish. Located at 30 East 29th Street between Madison Avenue and Park Avenue, Rose Hill stands 639 feet tall and will yield 123 condominiums marketed by CORE Real Estate. The 45-story building is designed by CetraRuddy Architecture for Rockefeller Group.

YIMBY went to check out the views from the 75th floor of SHoP Architects111 West 57th Street. The world’s most slender building has nearly perfectly centered views of Central Park to the north, and clear views of the Empire State Building down to One World Trade Center to the south. JDS DevelopmentProperty Markets Group, and Spruce Capital Partners are developing the 1,428-foot-tall residential skyscraper, which has a height-to-width ratio of 24:1. A total of 46 condominiums will be created and marketed by Douglas Elliman. Studio Sofield is the interior designer.
