Last September, YIMBY reported on the first permits for a new 21-story residential tower coming to 117 Livingston Street, which also has an address at 415 Red Hook Lane, in Downtown Brooklyn. Quinlan Development and Lonicera Partners are behind the project, and Ennead Architects are designing the building, which YIMBY can now reveal.
Permits indicate the building will span 120,000 square feet, with a 93,000 square foot residential component to be split between 110 apartments, for an average unit size of 850 square feet.
The apartments will sit on top of 14,000 square feet of commercial space, on the first floor, which should help enliven this rapidly-evolving area of Downtown Brooklyn. The building will also likely include a 20% affordable component, and a zoning code provision passed in 2012 allows builders in downtown Brooklyn to forgo parking if their projects include below-market units (though in reality, any development should be allowed to forego parking).
The design is relatively simple, and will certainly fit into the surrounds; at 21 stories in height, the building will be relatively short, standing well below the new 600-foot peaks of the DoBro skyline. 117 Livingston’s exterior will employ a mix of predominantly masonry on one side, and glass on the other, offering an attractive blend of contemporary and classic styles that will greatly improve a currently forlorn corner lot.
The site is currently occupied by four low-rise buildings, and demolition was already underway as of April.
Quinlan has not released a formal completion date for the project.
