Permits have been filed by an anonymous LLC for a three-story residential building at 271 McDonald Avenue, in Windsor Terrace, Brooklyn. Windsor Terrace is situated between Prospect Park and Greenwood Cemetery’s eastern edge. It’s a small residential area with a median income of $97,474, and condominiums regularly sell for over $1 million. The development site is five blocks away from the Fort Hamilton Parkway Subway Station, serviced by the F and G trains.
The 30-foot tall structure will yield 13,940 square feet dedicated to residential use. Eight off-street parking spaces will be made accessible for residents. 12 apartments will be created, averaging 1162 square feet apiece, which normally indicates condominiums.
Design Studio Associates will be responsible for the design.
Demolition permits have not been filed, and an estimated completion date has not been announced.

I hope this will not be another bland “shoebox” building with parking between grass strips and Fedders A/C sleeves. Building to the lot line, with parking in the rear would be so more preferable! As a coop owner in the adjacent (also bland) 1950’s era building, wishing for some creativity in design, but my guess is NOT. The site used to be a nursery (Condrens) serving Greenwood Cemetery, so some interesting wildflowers grow there in the spring and summer.
