Permits have been filed for a ten-story mixed-use building at 70-65 Queens Boulevard, in Elmhurst, Queens. The site is eight blocks away from the Elmhurst Avenue subway station, serviced by the E, M, and R trains. Skyhill III Group is behind the applications.
The 105-foot tall structure will yield 108,390 square feet of space, with 67,040 square feet dedicated to residential use, 6,220 square feet for commercial use, and 8,460 square feet for community facility use.
Commercial space will be on the first floor, with unspecified community facility space occupying the entire second floor. 71 apartments will be created, averaging 944 square feet apiece, which could mean condominiums or rental units. A below-grade parking garage will have capacity for 56 vehicles.
Lam & Lam Engineering will be responsible for the design.
Demolition permits have not been filed for the existing single-story structure. The estimated completion date has not been announced.

I live right behind this development and feel it will improve the neighborhood but have already had damage done to my property. Would appreciate it if someone would contact me, hopefully communication will resolve Some of my concerns. Thank you.
