Permits have been filed for a five-story mixed-use building at 188 Utica Avenue in Crown Heights, Brooklyn. Located at the intersection of Park Place and Utica Avenue, the corner lot is four blocks north of the Utica Avenue subway station, serviced by the 2, 3, and 4 trains. Brooklyn-based Zeidan Zeidan is listed as the owner behind the applications.
The proposed 58-foot-tall development will yield 10,000 square feet, with 8,000 square feet designated for residential space, 1,875 square feet for commercial space, and 625 square feet for community facility space. The building will have 15 residences, most likely rentals based on the average unit scope of 533 square feet. The masonry-based structure will also have a cellar but no accessory parking.
Charles Mallea of M Architecture is listed as the architect of record.
Demolition permits have not been filed yet for the single-story commercial building on the property. An estimated completion date has not been announced.
