YIMBY attended a topping-out ceremony for 122 Fifth Avenue, a 11-story commercial building expansion in Union Square. Designed by STUDIOS Architecture and developed by Bromley Companies, the 300,000-square-foot project involves the erection of a one-story steel-framed addition above the parapet of the landmarked building, as well as the construction of a reinforced concrete annex that will expand the property’s T-shaped footprint along West 17th Street. Microsoft has signed on as the anchor tenant for the office space, and athleisure company Allbirds will occupy the retail space. Omnibuld is the general contractor for the Midtown, Manhattan property.
The event was held on the site of the future rooftop pavilion and featured speeches by Nicholas Haines, CEO of Bromley Companies, Jennifer Falk, executive director of Union Square Partnership, and William Haines, chairman of Bromley Companies.
Photographs below show the current state of the rooftop, where the steel framing for the pavilion is taking shape, as well as the adjacent reinforced concrete core directly to the west. Views to the north show Hudson Yards, Manhattan West, a perfectly centered perspective of the Empire State Building, One Vanderbilt, and the numerous new NoMad hotels and residential towers joining the skyline.
“With a brand-new rooftop pavilion and more than 300,000 square feet of commercial space, 122 Fifth Avenue is transforming the historic neighborhood of Union Square,” said Nicholas Haines, CEO of Bromley Companies. “It was our goal to integrate the historical elements of this landmarked project while also meeting the needs of the modern tenant. 122 Fifth Avenue seamlessly merges the past and future of the neighborhood, and we look forward to completing the project later this year.”

The following renderings preview the look of the outdoor space, the interior of the pavilion, and the office floors below.
Amenities will include a bike storage room, a shower area, cafe, and more. Bromley Companies invested $100 million for the project, which mainly consists of a horizontal expansion on a former adjacent parking lot, and relocation of the core, thereby allowing for more efficient and larger office floor plates and better access to light coming from the east.
122 Fifth Avenue’s construction, renovation, and conversion is scheduled to finish in 2023.
