Construction has topped out on 1162 Broadway, a 13-story commercial building in NoMad. Designed by Morris Adjmi Architects and developed by 1162 Broadway LLC, 185-foot-tall structure will yield Class A office within the Madison Square North Historic District. The project has undergone several changes since permits were first filed by Aini Assets for a 14-story, 52-room hotel in December 2013. The latest plans were approved by the Landmarks Preservation Commission (LPC) in the late spring of 2020, followed by groundbreaking in 2021. On Star Management is the general contractor for the property, which is located between West 27th and West 28th Streets.
At the time of our last update in January, the slender reinforced concrete superstructure was closing in on the roof parapet. Now the building has reached its final height and work has shifted to formation of the exterior behind black netting and metal scaffolding. Based on the pace of progress, it’s possible that the envelope could begin to emerge before the end of the year.
The rendering for 1162 Broadway shows the main elevation clad in dark metal paneling and industrial-style windows and capped with a stepped cornice. On the lower levels, the edges of the façade are framed by white brick that gradually angles away from the sidewalk, with a stack of windows eventually emerging on the sides of the top seven stories. Two 24-foot-tall water towers will stand along southern edge of the roof.
The first level is anticipated to include space for a restaurant, cafe, and sub-cellar laundry and staff quarters.
A completion date of fall 2022 is posted on site.

Again, the first time I saw the rendering today, I thought the front facade was leaning over towards the street. Then, I remembered that’s not the case. I do wonder if that trick will make it to reality. So far, I can’t tell because of the scaffolding.
