Permits have been filed for a seven-story mixed-use building at 600 Crown Street in Crown Heights, Brooklyn. Located between Albany Avenue and Troy Avenue, the lot is near the Utica Avenue subway station, serviced by the 2, 3, and 4 trains. Chaim Drizin of Preminger Land LLC is listed as the owner behind the applications.

The proposed 75-foot-tall development will yield 117,423 square feet, with 96,795 square feet designated for residential space and 20,628 square feet for community facility space. The building will have 100 residences, most likely condos based on the average unit scope of 967 square feet. The concrete-based structure will also have a cellar, 30-foot-long rear yard, 176 enclosed parking spaces, 16 open parking spaces, and two loading berths.

Rise Architecture is listed as the architect of record.

Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.

    • And no bicycle storage. Must be a place not LEED certified.

    • Likely trying to double dip and capture private parking revenue from the neighborhood. You’d be surprised how many people find on-street parking a hassle, don’t want to get rid of their car, and would happily pay to keep their car off of the street in a private lot.

  3. 100 residents, and you call 16 parking spaces “all that parking”? People have cars—like it or not!

  4. It is mixed-use. They say first floor will have large supermarket, so parking spaces probably also for customers.

  5. and the gentrification continues in crownheights, 100 units that are condos, crownheights needs 100 truly affordable units, not dam condos
