10-04 Borden Avenue Wraps Up Construction in Long Island City, Queens

Construction is finishing up on 10-04 Borden Avenue, a three-story commercial building in Long Island City, Queens. Developed and built by The Vorea Group under the Borden Ave Opportunity Zone Business LLC, the 56,000-square-foot structure will feature New York City’s first iFLY indoor skydiving facility and a separate commercial space. The plot spans nearly half an acre by the three-way intersection of Borden Avenue, Vernon Boulevard, and Jackson Avenue.

Nearly all exterior work has wrapped up since our last update in early January, when much of the building was still being enclosed in waterproofing and layers of EIFS paneling. Recent photos show the mostly complete look of the structure, which is now adorned with signage for the iFLY business as well as the building’s web address in the floor-to-ceiling windows on the main northern elevation. The sidewalk shed still surrounds the property while work concludes on the ground floor and the roof levels.

The iFLY indoor skydiving facility spans 10,000 square feet and is now open along the easternmost section of the narrow parcel. This location is the company’s third in the metropolitan area along with facilities in Yonkers and Paramus, New Jersey.

Igloo, the commercial leasing arm of Vorea, brokered a deal back in 2022 for iFLY to occupy 10,000 square feet at the building over a 20-year lease. The separate commercial space at 10-04 Borden Avenue includes 6,000 square feet of outdoor terraces.

The nearest subway from the new development is the local 7 train at the Vernon Boulevard-Jackson Avenue station just north of 51st Avenue.
