Construction Progresses At 300 East 83rd Street on Manhattan’s Upper East Side

Construction is moving along on 300 East 83rd Street, a 22-story residential building in the Yorkville section of Manhattan’s Upper East Side. Designed by SLCE Architects and developed by Lalezarian Properties, the 235-foot-tall structure will span 93,682 square feet and yield 70 condominium units with an average scope of 1,305 square feet, as well as cellar level and ground-floor retail space. A portion of the homes will be reserved for affordable housing. The property is alternately addressed as 1594-1598 Second Avenue and located at the corner of East 83rd Street and Second Avenue.

A significant amount of the stone façade and window grid has been installed since our last update in early January, when crews were in the process of framing out the reinforced concrete superstructure with metal studs and insulation boards behind scaffolding and netting. Recent photographs show some of the levels across the main western elevation now exposed, revealing the look of the smooth stone and cornices, and some of the windows are visible on the lower stories above the wraparound sidewalk shed. The topmost floors have remained the same since this past winter.

Crews have also begun to attach rectangular stone panels to the framework of metal brackets on the flat southern lot line wall.

The below photograph shows the rear eastern profile of the building, which is the only side to include a stack of balconies and was covered in additional scaffolding since this past winter.

The rendering in the main photo reflects the developer’s re-filed plans for the project to increase the height of the 22nd level for additional mechanical needs. Additional changes to the property include the reduction of the ground-floor commercial space by 126 square feet and a subtraction of more than 2,000 square feet of residential space.

The nearest subway from the site is the Q train at the 86th Street station directly across the street.

300 East 83rd Street’s anticipated completion is slated for the fall of 2024.

    Wow, that’s beautiful stonework. This is definitely better than it’s sibling across the street. Hopefully the mid-block historic buildings will remain.

    Our family lived in 300 E. 83 St.
    from 1953 – 1963. My parents were the superintendents during that time. My job was to clean the windows in the vestibule Ike & bras so the mailboxes. I know progress needs to be made, but I sure do miss being able to see part of my childhood house gone & change so drastically!
