29 Jay Street Nears Completion In DUMBO, Brooklyn

Construction is nearing completion on 29 Jay Street, an 11-story commercial building in Brooklyn‘s DUMBO Historic District. Designed by Marvel and developed by Jay Street Office LLC, the 150-foot-tall structure will yield 225,000 square feet of office space. The property is located at the northeast corner of Jay and Plymouth Streets.

The entire exterior of floor-to-ceiling glass and bold, geometric prefabricated concrete façade panels has enclosed the structure since our last update in June 2023, when the reinforced concrete superstructure had recently topped out and stood fully exposed. Recent photos show only a few finishing touches awaiting completion around the ground floor, including the installation of some of the light fixtures and black metal canopies. The surrounding sidewalks are still blocked off and will eventually be re-poured once work on the building is complete.

29 Jay Street’s ground floor will feature 9-foot-tall sliding windows along Plymouth Street with sloped sills for improved drainage. The first level will also have a 17.5-foot-tall ceiling to achieve additional clearance for the loading dock on the southeastern corner. The structure will incorporate numerous sustainable design elements under New York City’s Climate Mobilization Act, including a state-of-the-art cooling tower, water-cooled VRF units and ventilation systems, and a gas-fired boiler.

The nearest subway from the property is the F train at the York Street station to the south.

YIMBY anticipates 29 Jay Street to fully conclude construction between the end of summer and early fall.

    This a pretty cool design.
    But a gas-fired boiler is the opposite of sustainable.

      Depends. You, like so many others, are assuming that your electrical inputs are carbon free. They aren’t.

      This building is likely going to be powered from a gas fueled turbine with a thermal efficiency of ~30%. Air cooled PTAC heat pumps may get you a COP of 3-4 under ideal conditions, but would likely be in the 2-3 range when in heating mode.

      Modern condensing boilers with temp reset have efficiencies up to 95%+. There is much more to this aside from “gas is unsustainable”.

      • I think it’s not so much an assumption that it’s carbon free, but an acknowledgement of the potential. The source of the electricity can change, and that source will have an increasing likelihood of coming from a cleaner source as time goes on and the grid becomes connected to more renewables & battery storage. Hopefully they will be choosing an ESCO that supports renewables.

      It seems you are a “all in electric”, no matter how bad that might actually turn out to be. A mix of energy sources is the safe play and will help keep NY from becoming more like CA, with rolling brown out every summer. And Cheesemaster makes a lot of great points.

      Same with cars by the way, EV’s are not the way to go, hybrids would be much better for the environment as they require far less mining and production of toxic lithium batteries, because the require less of them. Plus, with hybrids, you don’t need infrastructure to change. Plug in at home, and then use gasoline if you’re out too long going too far of a distance.
