The affordable housing lottery has launched for 43-34 53rd Street, a seven-story mixed-use building in Woodside, Queens. Designed by A&T Engineering and developed by Jaime Lopez of Skylimit Construction LLC, the structure yields 24 residences. Available on NYC Housing Connect are eight units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $75,429 to $181,740.
Residential units come equipped with air conditioning, patios or balconies, name-brand kitchen countertops and finishes, intercoms, and high-speed internet. Amenities included elevator, recreational room, outdoor terrace, shared laundry rooms, and a rooftop terrace. Tenants are responsible for electricity including stove and heat.
At 130 percent of the AMI, there are eight one-bedrooms with a monthly rent of $2,200 for incomes ranging from $75,429 to $181,740.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than July 3, 2024.

I find that in Queens, balconies are primarily for bicycles or other storage. Typically, it is too hot, too cold, or too buggy for their use. Yet, people love them. I read a building owner can get a whole room’s rent equivalent for a small balcony. Locally, there is a 1950s building that is replacing all of its concrete balcony slabs. That will set someone back big bucks.
I personally don’t feel comfortable lounging around on one of these glue-on balconies. They feel very exposed to the elements and are very public. On the other hand, I would love to have a pocketed balcony or a terrace… something more integrated with the building and with my apartment.
I see that a lot of those 1940s buildings in Queens have their balconies turned into what is essentially an extra room. I wonder if those balconies are more sturdy than the later ones that are more exposed.
I want to know when is Woodside going to get affordable housing?
