Global real estate investment manager Hines is nearly doubling its New York City office space with a 12-year lease at 555 Greenwich Street and 345 Hudson Street in Hudson Square, Manhattan. Hines will expand its footprint from 17,000 square feet on the 12th floor of 345 Hudson to an additional 15,000 square feet in the adjacent 555 Greenwich Street.

555 Greenwich stands 16 stories tall and yields 270,000 square feet. It is directly adjacent to 345 Hudson, and the two buildings are connected via horizontal overbuild. The connected complex, which was designed by COOKFOX Architects, features amenities that include outdoor terraces, communal workspaces, conferencing space, and a fitness center. It also utilizes a geothermal energy supply and an integrated heating system that utilizes AI to manage climate across floors in each building. The development is on track to achieve LEED Platinum status.

Hudson Square has seen a surge in investment in recent years, with companies like Google and Disney committing to new headquarters in the area.

The nearest subway station to the 555 Greenwich and 345 Hudson complex is the Houston Street station, which is served by the 1 train.
