Permits have been filed for a new mixed-use building located at 172-02 Hillside Avenue in Jamaica, Queens. If approved, the property will stand nine stories and 85 feet tall. David Goldberger is listed as the owner on application paperwork, and Boaz M. Golani Architect is listed as the architect of record.

The proposed project plans to span 50,598 square feet in total, with 50,266 square feet designated for residential space and 332 square feet for commercial space at street level. The building will boast 86 residences with an average unit size of 585 square feet. Units will most likely be rentals, but their official use has not yet been finalized. The property also plans to feature a cellar and 29 enclosed parking slots.

The site is located at the intersection of Hillside Avenue and 172nd Street. The vacant corner lot is a short walk from the 169th Street subway station, which services the E and F trains.

Because the lot is currently vacant, demolition permits are not expected to be filed. An estimated completion date has not been announced at this time.

It’s work that doesn’t seem chaotic, cause there are steps according to the reasons for filing: Thanks.

To be clear……the 169th street station on Hillside Avenue only serves the “F” train. The “E” train is on Archer Avenue one block away from Jamaica Avenue.
