The affordable housing lottery has launched for 1640 Flatbush Avenue, a 13-story mixed-use building in East Midwood, Brooklyn. Designed by J Frankl Architects and developed by Bruman Realty, the structure yields 174 residences. Available on NYC Housing Connect are 45 units for residents at 40 to 130 percent of the area median income (AMI), ranging in eligible income from $31,612 to $218,010.

Amenities include a dog washing station, garage, bike storage lockers, shared laundry room, package lockers, gym, community center, media room, party room, recreation room, business center, children’s playroom, and a rooftop terrace. Units come equipped with air conditioning, patios or balconies, smart controls for heating and cooling, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity including stove and heat.

At 40 percent of the AMI, there are three studios with a monthly rent of $823 for incomes ranging from $31,612 to $49,720; eight one-bedrooms with a monthly rent of $874 for incomes ranging from $33,806 to $55,920; one one-bedroom with a monthly rent of $933 for incomes ranging from $35,829 to $55,920; and six two-bedrooms with a monthly rent of $1,031 for incomes ranging from $40,218 to $67,080.

At 60 percent of the AMI, there are two studios with a monthly rent of $1,290 for incomes ranging from $47,623 to $74,580; eight one-bedrooms with a monthly rent of $1,374 for incomes ranging from $50,949 to $83,880; one one-bedroom with a monthly rent of $1,463 for incomes ranging from $54,000 to $83,880; and seven two-bedrooms with a monthly rent of $1,631 for incomes ranging from $60,789 to $100,620.

At 80 percent of the AMI, there are four studios with a monthly rent of $1,757 for incomes ranging from $62,880 to $99,440; one one-bedroom with a monthly rent of $1,875 for incomes ranging from $68,126 to $111,840; and three two-bedrooms with a monthly rent of $2,232 for incomes ranging from $81,395 to $134,160.

At 130 percent of the AMI, there is one two-bedroom with a monthly rent of $3,963 for incomes ranging from $135,875 to $218,010.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than October 7, 2024.

  1. I must say, I’m Very Impressed with these prices for this area. I saw these apartments being built from scratch, and the building looks very pretty especially at night. This building is one block from the Junction where great transportation is located, and 1 1/2 blocks from Brooklyn College and a lot of Good Stores and a buffet of Restaurants to eat at. Whoever rent an apartment here, won’t be Disappointed.

  2. This building is in a good location transportion both bus and train so this would be good for me i would like to apply for 1 bed room most likely on the first or second floor beining i am a elderly and also have a disibilty
