Renovation work is finishing up on 27 Park Place, a five-story commercial building in Tribeca. Designed by Michael Schmitt Architect PC, the project involves a full interior and exterior refurbishment following a six-alarm fire that heavily damaged the structure in 2017. The property is bound by Murray Street to the north, Park Place to the south, and Church Street to the west.
The ground floor has been almost fully enclosed in its new black paneling since our last update in June 2023, when the brick walls and columns were exposed. Recent photos show the sidewalk fencing removed and only a few plastic barricades standing as work finishes up at the southern end of the plot. The new retail frontage is composed of industrial-style windows with dark mullions, rectangular ventilation grilles, and multiple doorways for the subdivided storefronts.

The outstanding section at the southern corner features a pair of doric cast iron columns, though it is unclear how or if these will be integrated into the renovation. Beneath the columns is metal decking that has been laid in preparation a forthcoming concrete pour.
The property is located directly adjacent to an entrance to the Chambers Street subway station, served by the A and C trains. This station provides transfers to the E train at the World Trade Center station, the R and W trains at the Cortlandt Street station, and the 2 and 3 trains at the Church Street station.
A revised completion date has not been announced, though YIMBY expects work to wrap up sometime before the end of the year.

Why invest so much into revamping instead of redeveloping into better taller building, followed by why make this as dreary looking as humanly possible?
Because this is one of only a handful of buildings left of this period on this street, which used to be lined with them. It would be a mistake to completely erase the past.

I believe that’s an Ismael Levya building about 5-10 years old now. Not positive though and not taking the time to google it.
Although keeping the building is the greenest option, covering up what was left of its historical features leaves what now looks like is a new building. This is not how you renovate.
