The affordable housing lottery has launched for 38-03 31st Street, a five-story mixed-use building in Long Island City, Queens. Designed by Angelo Ng & Anthony Ng Architect and developed by Hooshang Nemat under the LIC 31 LLC, the structure yields nine residences. Available on NYC Housing Connect are three units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $92,572 to $181,740.

Amenities include an elevator, as well as dishwashers, air conditioning, and stainless steel appliances in every unit. Tenants are responsible for electricity including stove, heat, and hot water.

At 130 percent of the AMI, there are three one-bedrooms with a monthly rent of $2,700 for incomes ranging from $92,572 to $181,740.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than February 12, 2025.

  5. I do t like floors unless you plan to wear gripper socks daily.

  6. Let’s be realistic here rent for 1 bdrm $2700, electricity, heat, hot water not included. Then you asking that a potential renter have income ranging from 92,000 to 181,000 ++. You will spend more money in housing court trying to evict tenants, who God forbid lose their job or fall bad on luck. Anyone could lose their job at any given moment.i could never ask people to go against their potential means. It happens everyday. Like many other owners/management companies, dealing with city contracts looks more promising then just asking for regular working people. Mix it up a little!!!!!
