A proposal has been submitted to the New York City Landmarks Preservation Commission (LPC) for the restoration of the Minetta Garage building at 122-128 West 3rd Street in Greenwich Village, Manhattan. The proposal, assembled by Morris Adjmi Architects for Higgins Quasebarth & Partners and the Chapman Group, seeks approval for a number of exterior updates and modifications, as well as the creation of a new rooftop addition. The property is located between MacDougal Street and Sixth Avenue.

Proposed restoration efforts include replacing elements of the building’s existing brick façade, installing multi-lite aluminum windows, and re-installing restored cast-iron lamps. The project also proposes a rooftop addition clad in zinc panels and a redesigned storefront with updated glass and aluminum elements, as well as a modernized courtyard.

According to project materials, the Minetta Garage has fallen into a state of disrepair. Originally constructed as a utilitarian building around 1920, it has remained underutilized in recent decades.

Transit nearby the property includes subway stations served by the 1, A, C, E, B, D, F, and M trains.

    This is a really good renovation, but what will the rooftop addition be used for?

    • Penthouse condominiums is my guess given the size of the proposed units in the building and the plans available on the LPC website.

  3. The noise this will generate It’s too much for the small scale neighborhood. This would be fine in the financial dist or midtown but this part of the village is very small. No buildings are over seven stories. This will wreak havoc on the locals, not to mention Jam traffic up for probably a year. Just say no. This does not suit the character of this neighborhood which has remained intact and largely undeveloped since the early 1970s. This is historic neighborhood landmarked. Totally out of character and will cause mayhem.

      Wow you could not be more wrong about the neighborhood. There are PLENTY of buildings over seven stories tall in Greenwich Village. I don’t see how that statement of yours makes any sense at all, nor how you came with that clearly incorrect observation

    • lol what? Yimby needs a fact checking system for the comment section because there’s so many buildings that are 7 stories of higher in the village. You’d be correct saying there are none if this was the late 1800s or earlier.
