Construction has risen past the halfway mark on The Sunlight, a 17-story mixed-use building at 138-18 Northern Boulevard in Flushing, Queens. Designed by HPL Engineering and developed by Sunlight Development, the 197-foot-tall structure will span approximately 300,000 square feet and yield 127 condominium units with an average scope of 740 square feet, as well as 65,000 square feet of community facility space, 47,000 square feet of retail, a 30-foot-long rear yard, and 287 enclosed parking spaces. Jingang Northern LLC is listed as the owner of the property, which is located on an interior lot between Bowne and Union Streets.

Recent photographs show the tower’s L-shaped reinforced concrete superstructure ascending above the neighborhood with a dense assembly of formwork supporting the newly formed upper levels. Crews have already nearly finished enclosing the two-story podium along Northern Boulevard in its façade of gray aluminum paneling and double-height windows, and are now beginning to install the same envelope to the lower levels of the southern and western faces of the main tower.

The property was formerly occupied by a low-rise commercial property, as seen the following Google Street View image from before its demolition.

The rendering in the main photo shows the property from the northwest, previewing the series of stepped setbacks leading to the roof parapet on the western wing of the tower. The setbacks and roof are shown lined with railings for terraces, and the broad northern face of the stepped wing also features three columns of balconies. The top of the podium will be topped with a green roof.

Sunlight Development is completing the project with the help of a $64 million refinancing and construction loan provided by S3 Capital Partners in April 2024. The developer also received a $28 million acquisition loan in 2022. The development is projected to cost $220 million.

The nearest subway from the site is the 7 train at the Flushing-Main Street station to the south.

138-18 Northern Boulevard’s anticipated completion date is slated for April 2026, as noted on site.

    There has been a lot of construction along Northern Boulevard in Flushing. It usually replaces one story commercial structures.

    It’s a decent design, but why are there 2.25 parking spaces per housing unit?

  5. DT Flushing appear to be booming. and no screams for subsidies from other taxpayers. Good for them

    and yes, David – the parking requirements for new construction are ridiculous in the boros.

    I think the City of Yes was going to reduce this ..

    but NYC politicians are clueless and only care about “social justice”
