Permits have been filed for a five-story mixed-use building at 84-18 Grand Avenue in Elmhurst, Queens. Located between Haspel Street and 84th Street, the lot is near the Grand Avenue-Newtown subway station, served by the E, F, M, and R trains. Michael Gao of 1820 Grand LLC is listed as the owner behind the applications.

The proposed 55-foot-tall development will yield 12,896 square feet, with 11,949 square feet designated for residential space and 947 square feet for commercial space. The building will have 17 residences, most likely rentals based on the average unit scope of 702 square feet. The concrete-based structure will also have a cellar, a 42-foot-long rear yard, and nine open parking spaces.

Robert Lin of A&T Engineering is listed as the architect of record.

Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.
