Permits have been filed for a four-story mixed-use building at 1164 Nostrand Avenue in Prospect Lefferts Gardens, Brooklyn. Located between Rutland Road and Fenimore Street, the lot is near the Sterling Street subway station, served by the 2 and 5 trains. David Manesh under the 73 Avenue LLC is listed as the owner behind the applications.
The proposed 53-foot-tall development will yield 6,767 square feet, with 6,205 square feet designated for residential space and 562 square feet for commercial space. The building will have ten residences, most likely rentals based on the average unit scope of 620 square feet. The concrete-based structure will also have a penthouse and a 30-foot-long rear yard.
Chi Wai Chung of Prime Zone Building Consulting is listed as the architect of record.
Demolition permits have not been filed yet. An estimated completion date has not been announced.
