427 Marcy Avenue Nears Completion in South Williamsburg, Brooklyn

Construction is nearing completion on 427 Marcy Avenue, a seven-story residential building in South Williamsburg, Brooklyn. Designed by Diego Aguilera Architects and developed by Abraham Brac and Ezra Unger, the structure will yield 79,200 square feet with 25 units. The ground-up property is located at the corner of Marcy Avenue and Walton Street.

The topped-out reinforced concrete superstructure is almost fully clad in a gray brick façade and grid of large windows, along with Sukkah balconies lined with tall dark metal railings. Several setbacks are positioned on the upper corners below the flat roof parapet. The ground floor remains obscured by the wraparound sidewalk fencing, but YIMBY expects this to removed sometime in the coming weeks.

The first level of 427 Marcy Avenue uses a contrasting set of darker masonry that was laid over the past winter. Additional light fixtures will be attached to the perimeter columns and walls lining the sidewalk. Interiors should be well underway at this point.

The property was formerly occupied by one-story commercial structures, as seen in the below Google Street View image from 2015.

A finalized rendering was posted on the construction board previewing the intended look of the ground level. The commercial frontage along Marcy Avenue will include a small staircase and an ADA-accessible ramp, while the residential entrance is shown along Walton Street next to what appears to be a garage door for enclosed parking.

Abraham Brach and Ezra Unger recently secured a $27 million refinance loan from Cirrus Real Estate Partners for the project. This comes after the two men resolved a 2023 bankruptcy case. The nearest subway from the development is the G train at the Flushing Avenue station to the south.

427 Marcy Avenue’s anticipated completion date is slated for this summer, as noted on site.

    It would be interesting to know the rent/sq foot here compared to the average for similar quality projects.
    All the effort for the brick, and we can’t miss the ugly brutalist concrete balcony slabs.
