499 President Street Finishes Construction in Gowanus, Brooklyn

Construction is finished on 499 President Street, a ten-story residential building in Gowanus, Brooklyn. Designed by SLCE Architects and developed by the Brodsky Organization and Avery Hall Investments, the 85-foot-tall structure spans 322,000 square feet and yields 350 rental units in studio to two-bedrooms layouts with 88 dedicated to affordable housing. The project also includes 20,000 square feet of ground-floor retail space.  Eighty-eight of the apartments are designated as affordable housing. The 1.6-acre property is bounded by Union Street to the north, President Street to the south, and Nevins Street to the west.

Work on the ground floor concluded since our last update in mid-February, when the frontage was still partially concealed by the sidewalk shed and construction barriers as crews carried out finishing touches on the exterior. This has all been removed with the exception of a small assembly around the northwest corner. Interior work is likely almost complete as well.

The largely blank northern face of the building’s western wing is covered in a colorful mural with the property’s logo and a QR code for inquiries. The sprawling U-shaped superstructure surrounds two low-rise commercial structures along Union Street.

The main entrance is located within a landscaped courtyard at the eastern end of the President Street elevation. The fenced-in plaza features trees, flowers, a fountain, and outdoor seating along its pathways.

Homes come with wide-plank floors, white oak kitchen cabinetry, and a stacked washer/dryer in every unit. Residential amenities at 499 President Street include a lounge with coworking spaces, a private dining room, game room, gymnasium and a Pilates studio, an outdoor rooftop deck, and a rooftop swimming pool. Additional amenities include a garage with electric vehicle charging stations, bike storage lockers, a shared laundry room, an on-site resident manager, and a community center with events and classes.

Other amenities include a virtual golf simulator, an outdoor meditation garden, grilling stations, and a rooftop community garden

Brooklyn pizzeria Paulie Gee’s has signed a lease to occupy 4,400 square feet of 499 President Street’s retail space.

The nearest subway from the property is the R train at the Union Street station to the east along 4th Avenue.

    SLCE can be hit or miss, but this design and execution is a definite hit. Great job.

  2. Looks classy, a lot can be done with brick. I just wish there was some kind of transition or trim piece between the dark brick at the base and the light brick above.

  3. Probably the most Gowanus looking building they’re building Gowanus since the rezoning. Very well done.
