1038 Broadway in Bed-Stuy, Brooklyn via NYC Housing Connect

The affordable housing lottery has launched for The Hart, a nine-story residential building at 1038 Broadway in Bedford-Stuyvesant, Brooklyn. Designed by Marvel Architects and developed by CAMBA Housing Ventures, the structure yields 95 residences. Available on NYC Housing Connect are 18 units for residents at 60 to 90 percent of the area median income (AMI), ranging in eligible income from $57,498 to $131,220.

Amenities include elevator, bike storage lockers, a shared laundry room, media room, recreation room, and an on-site resident manager. Residences have energy-efficient appliances, air conditioning, hardwood floors, and intercoms. Tenants are responsible for electricity, which includes electric stove.

At 60 percent of the AMI, there are 11 studios with a monthly rent of $1,566 for incomes ranging from $57,498 to $77,760, and one one-bedroom with a monthly rent of $1,651 for incomes ranging from $60,960 to $87,480.

At 90 percent of the AMI, there are five studios with a monthly rent of $2,381 for incomes ranging from $85,440 to $116,640, and one one-bedroom with a monthly rent of $2,525 for incomes ranging from $90,926 to $131,220.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than June 27, 2025.
