Permits have been filed for a 12-story mixed-use building at 215 West 76th Street on Manhattan’s Upper West Side. Located between Amsterdam Avenue and Broadway, the lot is two block south of the 79th Street subway station, served by the 1 train. Aleksandr Finkelshteyn of 2160 Broadway, LLC is listed as the owner behind the applications.
The proposed 149-foot-tall development will yield 21,915 square feet, with 20,926 square feet designated for residential space and 989 square feet for commercial space. The building will have ten residences, most likely condos based on the average unit scope of 2,092 square feet. The concrete-based structure will also have a cellar but no accessory parking.
Alexander Zhitnik of Z Architecture is listed as the architect of record.
Demolition permits were filed in April for the four-story building on the site. An estimated completion date has not been announced.

🤔🤷,Well, 12 stories high, 149 feet, but only TEN residences?, (No doubt these will be extremely expensive luxury “units”), but if you’re going to demo the existing 4 story bldg, then establish the most complicated part, the foundation system, etc, WHY NOT🤔🤷, go higher, and dedicate 30+% to nice studio efficiencies, give a couple dozen NON-millionaires a place to live at the same time🤷, just say’in🌷🍀🌞
or you can let private owners do what they want with their land.

I’ve always hated this wreck of a building, and I’m thrilled to see it go, but I do feel sorry for all the residents next door who will lose their windows (yes, I know they have no legal right to them).
