Goose Property Management has secured a $166 million construction loan for 280 Bergen Street, a new residential development in Boerum Hill, Brooklyn. Designed by Fischer Rasmussen Whitfield Architects, the 302,000-square-foot complex will consist of four buildings, yielding 367 rental units and approximately 9,700 square feet of ground-floor retail space. The property is located at the corner of Bergen Street and 3rd Avenue.
Three of 280 Bergen Street’s buildings will stand 11 stories tall, with the fourth standing 12 stories. Units will be offered in configurations ranging from studios to two-bedrooms, and amenities will include a fitness center, theater, game room, lounge, yoga studio, and children’s playroom. The project will also provide 40 on-site parking spaces.
The site is located just three blocks from Atlantic Terminal, providing access to the Long Island Rail Road and 2, 3, 4, 5, B, D, N, Q, and R trains.

The lot is zoned for R7A, with a maximum height of 9 stories or 95 ft. The original proposal, approved in 2022 was 9 stores. Can the author of the article elaborate on how the building height was increased to 12 stories?
