The affordable housing lottery has launched for 555 West 45th Street, a seven-story residential building in Hell’s Kitchen, Manhattan. Designed by S. Wieder Architect and developed by Cheskel Schwimmer of Chess Builders LLC, the structure yields 56 residences. Available on NYC Housing Connect are 12 units for residents at 80 percent of the area median income (AMI), ranging in eligible income from $73,749 to $140,000.
Units are equipped with washers and dryers, dishwashers, hardwood floors, and name-brand kitchen appliances, countertops, and finishes. Amenities include a recreation room, green space, and a rooftop terrace. Tenants are responsible for electricity including stove, heat and hot water.
At 80 percent of the AMI, there are three studios with a monthly rent of $1,967 for incomes ranging from $73,749 to $103,680; three one-bedrooms with a monthly rent of $2,075 for incomes ranging from $79,646 to $116,640; and six two-bedrooms with a monthly rent of $2,423 for incomes ranging from $96,412 to $140,000.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than May 19, 2025.

But
why not build taller (meaning why doesn’t zoning allow it)?
at least to the height of the west neighbor setback.
clearly the far west side needs to be up zoned and allow residential as of right.
who is stopping it?
Why only 7 stories in midtown?
Who is stopping it..well for starters anyone who keeps calling Clinton, Hell’s Kitchen. The term Hell’s Kitchen was dying off until residents there saw all the new growth spreading over from the packed neighborhoods that surround it. Now they oppose any zoning change or special exception which they view as encroachment and as a part of that have gone back to insist on calling the neighborhood its’ formerly infamous moniker, Hell’s Kitchen.
It’s said with a sense of honesty, pride, and resignation, I live over the Deli on 45th st and 10th ave..all nite long I’m forced to listen to almost non-stop shouting, screaming, cursing, and singing off key ( for starters )..It still is very much “Hell’s Kitchen”
