The affordable housing lottery has launched for Greenpoint Central, an eight-story residential building at 65 and 75 Dupont Street in Greenpoint, Brooklyn. Designed by Hill West Architects and developed by Madison Realty Capital, the structures collectively yield 471 residences. Available on NYC Housing Connect are 84 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $68,949 to $227,500.
Amenities include a garage, bike storage lockers, gym, yoga and dance studio, media rom, recreation room, business center, children’s playroom, sundeck, shared laundry room, coworking space, package lockers, storage, and a rooftop terrace. Residences come equipped with washers and dryers, air conditioning, intercoms, and name-brand kitchen appliances, countertops, and finishes.
At 80 percent of the AMI, there are 16 studios with a monthly rent of $1,869 for incomes ranging from $68,949 to $103,680; 27 one-bedrooms with a monthly rent of $1,993 for incomes ranging from $73,955 to $116,640; and nine two-bedrooms with a monthly rent of $$2,375 for incomes ranging from $88,972 to $140,000.
At 130 percent of the AMI, there are ten studios with a monthly rent of $3,423 for incomes ranging from $122,229 to $168,480; 16 one-bedrooms with a monthly rent of $3,423 for incomes ranging from $131,143 to $189,540; and six two-bedrooms with a monthly rent of $4,376 for incomes ranging from $157,578 to $227,500.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than July 7, 2025.
