Malas Development has acquired a 2.5-acre parcel at 359 Alfred Avenue in Teaneck, New Jersey, to launch the second phase of The Marq, a rental community. The upcoming six-story building, designed by CPA Architecture, will add 248 residences to the development. Construction is scheduled to begin in mid-July following the demolition of an existing industrial structure. This next phase follows the successful lease-up of Phase One, which brought 256 units to the market, 80 percent of which were leased within months of opening.
The second phase will offer a range of studio to three-bedroom apartments and an expanded amenity package. Planned amenities include sauna and massage rooms, co-working areas, a sports simulator, a landscaped courtyard with a pool, and a rooftop terrace. Completion is expected by the fourth quarter of 2026. The combined project will deliver over 500 new residences along Alfred Avenue, continuing the transformation of a former industrial area into a residential neighborhood.
The first building at 329 Alfred Avenue includes studio, one-, and two-bedroom apartments with loft-style layouts on the top floor. Rents start at $2,495, with limited-time leasing incentives currently available. Residences feature quartz countertops, stainless steel appliances, and private balconies in select units. Amenities include co-working spaces, a pet spa, fitness center, concierge services, and on-site parking with electric vehicle charging.
The Marq is situated near downtown Englewood and the Cedar Lane shopping district. Residents have access to NJ Transit bus service to Manhattan and are close to Routes 4, 80, and 95, providing connectivity to the George Washington Bridge and other regional destinations.
