1122 Madison Avenue Rises on Manhattan’s Upper East Side

Construction is steadily rising on 1122 Madison Avenue, a 22-story residential building on Manhattan’s Upper East Side. Designed by Studio Sofield and developed by Legion Investment Group and Nahla Capital, the 283-foot-tall structure will yield 26 condominium units. Hill West Architects is the architect of record for the property, which is located at the corner of Madison Avenue and East 84th Street.

The reinforced concrete superstructure began its ascent since our last on-site update in March, when foundation work was still taking place below grade. The first four levels have already been formed and crews are in the process of preparing for the fifth. Metal shoring and wooden formwork are in place to support the columns and floor plates as the building rises.

The rendering at the top of the article looks west toward Central Park from one of the upper units, showcasing its private terrace and vistas of the park, the nearby Metropolitan Museum of Art, and the surrounding neighborhood.

The below image previews the ground floor and the double-height entrance along East 84th Street. The exterior will be composed of Indiana limestone paneling with sculpted reliefs, rope-trimmed window surrounds, and custom decorative metal railings on some of the windows starting on the second floor.

Homes are expected to start at $10 million with Corcoran Sunshine Marketing Group and The Cathy Franklin Team at The Corcoran Group leading sales and marketing. The nearest subways from the development are the 4, 5, and 6 trains at the 86th Street station to the east along Lexington Avenue.

Legion Investment Group and Nahla Capital secured the final parcel in the five-plot assemblage in early 2024 for $22 million, bringing their investment to $95 million since acquisition began in 2019. The purchases include 20,000 square feet of air rights from the abutting 20 East 84th Street, which will give residents protected views of Central Park from the upper levels.

Ancora served as the demolition engineer of record as well as the geotech and support of excavation (SOE) engineer of record. WSP is structural engineer of record for the project.

1122 Madison Avenue’s anticipated completion date is set for mid-2027.

    It is a shame that the row on the right, across the street, lost half of its houses as they fell outside the landmark district.
