Permits have been filed to expand a two-story structure into a four-story residential building at 173 Lexington Avenue in Bed-Stuy, Brooklyn. Located between Franklin and Bedford Avenues, the lot is near the Bedford-Nostrand Avenues subway station, served by the G train. Moshe Shanbaum of Ador Builders LLC is listed as the owner behind the applications.
The proposed 53-foot-tall development will yield 4,998 square feet designated for residential space. The building will have seven residences, most likely rentals based on the average unit scope of 714 square feet. The masonry-based structure will also have a cellar, penthouse, and a 40-foot-long rear yard.
Mohammad Ahead – PE, PLLC is listed as the architect of record.
Demolition permits will likely not be needed as the project calls for a vertical expansion. An estimated completion date has not been announced.

Too bad the rat-infested lot at the corner of Bedford is not included in this development.
