The New York City Landmarks Preservation Commission is set to review a proposal for a new two‑family residential building at 132 West 130th Street in Harlem, Manhattan. Materials were assembled by Building Studio Architects. The site is zoned R7‑2 and is located mid‑block between Lenox Avenue (Malcolm X Boulevard) and Adam Clayton Powell Boulevard.

The existing building on the site was demolished in 2020 under an emergency order. If approved, the proposed building would rise to 53 ft‑7⅜ in total height (excluding the penthouse), with three full floors plus a penthouse. The floor‑by‑floor ceiling heights are 10 feet at first, 10 feet at second, 9 feet at third, and 10 feet at the penthouse level. The building’s bulk and massing are designed to align with neighboring row houses, and the penthouse is set back so that it is not counted toward the maximum building height.

In addition to the building’s two residential units, its cellar and finished portions are set to be designated for accessory storage and mechanical use, not for independent dwelling, cooking, or sleeping. The project calls for façade materials, including decorative stucco profiles and wood moldings that replicate adjacent historic buildings, that match the design of the surrounding area. Windows will be black-clad and set with proportions matching local precedent.

Transit nearby the project site includes the 125th Street station and 135th Street station, both served by the 2 and 3 trains.

  3. this should be rubber stamped at LPC from someone’s desk.

    its a no brainer and all this formality just adds months of delays which equal real cost to the owner / developer.

    Which in the end only adds to the spiraling cost for all new housing in NYC

    This is a very proper thing to do. I am shocked it does not have a cantilever and vegetation filled balconies given current architectural trends.

    I often wondered what the original color of the sheet metal or wooden corniced were. These materials often substituted for ponderous stone and painted to imitate that material. I never understood why black was so popular except to hide rust and dirt.

Looking left and right down the block many of the neighboring buildings are 1 floor taller than this proposal and it is only the 3 buildings (one on the left, and 2 on the right) which are this height. Since this site is now a blank canvas why not build the new building incrementally larger and add one additional floor like the nearby buildings at 138 or 144 W 130th?
