Sherwood Equities recently listed its development site at 460 Tenth Avenue for sale in Hudson Yards, Manhattan. Currently home to a surface-level parking lot, the property has the potential to give rise to a 42-story skyscraper yielding 233 units. The developer already engaged Perkins Eastman to design the project, which also included lower-level retail space and underground parking. The site is located at the corner of Tenth Avenue and West 36th Street.
Renderings on Sherwood Equities’ website depict Perkins Eastman’s design for a sleek, modern structure. The building would begin with a tall multi-story podium with a landscaped terrace and angular parapet along Tenth Avenue. Above, the superstructure sets back with a green wall followed by the main tower, which features a sloped bottom edge to complement the geometry of the podium.
The façade is shown composed of a grid of beveled metal paneling surrounding a glass curtain wall with industrial-style window mullions.

Apartments were slated to come in studio- to three-bedroom layouts marketed by Corcoran Sunshine.
Sherwood Equities purchased the parcel in the 1990s before the district’s rezoning, and comes with approximately 250,000 square feet of development rights.
The nearest subway from the site is the 7 train at the 34th Street–Hudson Yards station to the west at Bella Abzug Park.
Andrew Scandalios and Jonathan Hageman of JLL are marketing the site, which the developer is aiming to sell for more than $100 million.
